Includes:
Agree the market rent and find a tenant in accordance with the Landlord guidelines
Provide guidance on compliance with statutory provisions and letting consents
Carry out accompanied viewings
Collect and remit initial month's rent received
Deduct commission and any pre-tenancy invoices
Provide tenant with method of payment
Tenant Find and Rent Collection: 12% of rent (Inc. VAT)
Includes:
Agree the market rent and find a tenant in accordance with the Landlord guidelines
Provide guidance on compliance with statutory provisions and letting consents
Carry out accompanied viewings
Collect and remit the rent received for the duration of the tenancy
Deduct commission and other works
Pursue non-payment of rent and provide advice on rent arrears actions
Make any HMRC deduction
Fully Managed: 15.6% of rent (Inc. VAT)
Includes:
Agree the market rent and find a tenant in accordance with the Landlord guidelines
Provide guidance on compliance with statutory provisions and letting consents
Carry out accompanied viewings
Collect and remit the rent received for the duration of the tenancy
Deduct commission and other works
Pursue non-payment of rent and provide advice on rent arrears actions
Make any HMRC deduction
Advise all relevant utility providers of changes
Undertake quarterly inspection visits and notify Landlord of the outcome
Arrange routine repairs and instruct approved contractors
Hold keys throughout the tenancy term
Additional Non-Optional fees and charges (irrespective of level of service) Submission of non-residential landlord information where landlord does not have an NRL1 approval number: £300.00 (Inc. VAT)
Arrangement fee for refurbishments 12% (Inc. VAT) of net cost
