Here at Martin Flashman Estate Agents we are definitely noticing the darker evenings creeping in! As we say goodbye to Summer, we take a look at what we can do to prepare our homes for the Autumn Season ahead:

1. Service Your Boiler

  • Boiler Check: Book a professional service to ensure your boiler is in good working order before the cold weather sets in.
  • Bleed Radiators: Bleed your radiators to release trapped air and ensure they heat efficiently.
  • Check the Thermostat: Test your thermostat to make sure it’s working correctly. Consider upgrading to a smart thermostat to control heating more efficiently.

2. Draught-Proof Windows and Doors

  • Draught Excluders: Install draught excluders around doors and windows, especially around older sash windows.
  • Window Insulation Film: For older windows, you can add secondary glazing or use temporary window insulation film to prevent heat loss.
  • Curtains: Use thick, thermal-lined curtains to block draughts and keep rooms warm.

3. Check the Roof, Gutters, and Drains

  • Clear Gutters: Autumn leaves can quickly clog gutters, so clean them regularly to prevent water overflow and damp issues.
  • Check for Roof Damage: Inspect your roof for any missing tiles or damage that could lead to leaks.
  • Clear Drains: Ensure external drains are clear of leaves and debris to prevent flooding, especially with the UK’s unpredictable rain.

4. Prepare Your Garden for Autumn

  • Tidy Garden: Rake up fallen leaves and cut back plants that won’t survive the frost. Collect leaves for composting.
  • Protect Outdoor Furniture: Store garden furniture or cover it with waterproof covers to protect from rain and frost.
  • Check Fences and Sheds: Inspect your fences and sheds to make sure they’re sturdy and ready to withstand autumn winds and rain.

5. Chimney and Fireplace Preparation

  • Chimney Sweep: If you have a wood-burning stove or an open fireplace, book a chimney sweep to remove soot and creosote buildup.
  • Stock up on Firewood: Ensure you have a good supply of seasoned firewood or smokeless coal for those colder days.
  • Check Smoke Alarms: Make sure your smoke alarms and carbon monoxide detectors are functioning, especially if you’ll be using your fireplace more.

6. Insulate and Protect Pipes

  • Pipe Lagging: Insulate any exposed pipes, particularly in lofts, basements, and external areas to prevent them from freezing during colder spells.
  • Check Stopcock: Locate your main stopcock (often under the sink) and make sure you can turn it off in case of frozen pipes or leaks.

7. Prepare for Shorter Days

  • Outdoor Lighting: With earlier sunsets, check that your outdoor lighting is working properly. Consider installing motion-sensor lights for safety.
  • Indoor Lighting: Swap to energy-efficient LED bulbs to help keep energy costs down while still providing warm, cosy lighting inside.

8. Check Home Insulation

  • Loft Insulation: Make sure your loft is properly insulated to reduce heat loss. The UK government sometimes offers grants for insulation, so check if you’re eligible.
  • Wall Insulation: If your home has cavity walls, consider adding insulation if you haven’t already.

9. Stock Up on Winter Essentials

  • Grit and Salt: Keep a small stock of grit or salt for icy paths, especially if you live in areas that can get frosty.
  • Wellies and Waterproofs: With autumn rains, make sure you have wellington boots and waterproof clothing handy for wet weather.

10. Inspect for Damp and Mould

  • Check for Damp: The damp UK climate can lead to mould and mildew, particularly in older homes. Use dehumidifiers in areas prone to damp, like bathrooms and kitchens.
  • Ventilation: Ensure your home is well-ventilated by opening windows regularly, especially after showers or cooking. Installing trickle vents or extractor fans can help.

11. Autumn Home Décor and Comfort

  • Autumnal Touches: Add warm-toned throws, cushions, and rugs to your living areas for a cosy feel. Autumn wreaths, pumpkins, and candles can bring a seasonal touch to your decor.
  • Scented Candles: Bring in scents like cinnamon, vanilla, or apple spice to create a warm, inviting atmosphere inside.

12. Prepare for Power Cuts

  • Backup Supplies: Power cuts can happen during storms or high winds in the UK, so it’s wise to have torches, candles, and blankets handy.
  • Emergency Kit: Keep a small supply of non-perishable food, bottled water, and batteries in case of emergencies.

13. Check Insurance and Energy Tariffs

  • Review Home Insurance: Check your home insurance to ensure you’re covered for storm damage or flooding, which can be common in autumn.
  • Compare Energy Tariffs: With heating use increasing, now is a good time to compare energy tariffs and consider switching suppliers to save money on your bills.

By following these Autumn home preparations, you’ll be well-prepared for the colder, wetter weather while keeping your home warm, cosy, and energy-efficient.
